Shooting Star is a 1,300-acre, master-planned private club community built around exclusivity, privacy, and legacy ownership. Homes typically range from roughly $10M to $25M+, set behind private roads with a tightly controlled architectural environment. The community features a Tom Fazio–designed golf course, private dining, and the Alpine Barn, Shooting Star’s ski-focused clubhouse that provides private ski valet, lockers, and direct mountain access. Without club access, ownership loses much of its appeal; hauling gear through the public village largely defeats the purpose of buying here.

The real distinction of Shooting Star is the club itself. Membership is non-equity, invitation-only, capped at roughly 450 members, and currently full. Initiation fees have escalated dramatically driven by a multi-year waitlist. Owning a home provides a priority position but does not guarantee immediate club access unless the seller is transferring their membership with the property. That transfer right is significant and adds real value, even though the buyer must still pay the current initiation fee. A lower-cost Social/Nordic membership option is also available for those who want dining and ski access without golf!

Rental rules reinforce the lifestyle-first nature of the community: most Homesteads carry 31-day minimums, while the Cabins near the clubhouse allow nightly rentals but do not convey club access to renters. In short, the right to join the club (and use the Alpine Barn as intended) is a major component of the property’s long-term value, and one that should be evaluated carefully before buying.
