Entrance to Schofield Patent | Wilson WY | Parker Bertles Real Estate

Schofield Patent is one of the most flexible neighborhoods in West Bank South. Platted in the mid-1970s as a low-density, 120-acre enclave, it was designed for buyers who value acreage, privacy, and stewardship over formality. Lots typically range from four to six acres, with mature landscaping and generous spacing that allows for guest houses, barns, and outdoor amenities.

A defining characteristic of Schofield Patent is its shared open space - more than 25 acres of common recreational land that preserves views, supports wildlife, and reinforces long-term value. Residents include full-time locals and second-home owners, many of whom hold properties for decades. While the neighborhood does not offer direct river access, it balances privacy and community with proximity to Wilson and easy access to fishing, biking, and open space throughout the valley. This is one of the Northern-most subdivisions within the “West Bank South” area.

To note: many of the roads are unpaved and can get muddy in the shoulder seasons. There’s less continuity between home styles with houses ranging from mountain modern to white “farm-house”. There’s great open space and it feels like an area where you can really breathe.
